Leases and Licenses

 

Companies frequently take or grant a lease of premises where they own them for investment purposes or wish to take advantage of the flexibility of rented property. 

 

It is important that the lease properly incorporates the basic terms agreed between the landlord and tenant and does not include any pitfalls for either party.

 

Leases over seven years must be registered at the Land Registry and frequently Stamp Duty Land Tax must be paid. 

 

We advise on all aspects of Commercial Leases ensuring that the appropriate terms are incorporated and the owners are properly registered at the Land Registry. 

 

Sometimes circumstances dictate that it is more appropriate for a business to have a licence to use premises; this is often in temporary circumstances or where the area of space being taken is relatively modest.
